Voucher questions

Do you accept Section 8 Housing Choice Vouchers in Newark and Essex County?

Yes. Housing Choice Vouchers and any other lawful source of rent payment count as qualifying income, and screening criteria are applied the same way to every applicant.

How do I know which apartment size my voucher covers?

Your voucher shows a bedroom size set by your housing authority. Tell us that number and we show you apartments that match it.

Who sets the maximum rent for my voucher?

Your housing authority (for example the Newark Housing Authority or the NJ Department of Community Affairs) sets payment standards and approves the rent. Check your voucher paperwork or ask your caseworker for the current standard.

Does the apartment have to pass an inspection?

Voucher programs generally require the unit to pass a housing quality inspection before the lease starts. We tell you the process when you tour.

Is there a fee to apply with Ruby Rentals?

Ruby Rentals NJ does not charge any broker fees. Our services are completely free for renters.
