Welcome to Ruby Rentals Team. By accessing or using rubyrentalsnj.com or our services, you agree to these Terms.

1. Services

Ruby Rentals Team is a New Jersey leasing and property management office, operating under the licensed New Jersey real estate brokerage eRealty Advisors, Inc. (777 Westchester Avenue, Suite 101, White Plains, NY 10604; NJ Broker of Record: Richard Wolff, License #1861520). All real estate brokerage activity is conducted through eRealty Advisors. Ruby Rentals Team offers rental listings, application processing, lease execution, and property management. Specific services and fees are described in separate written engagement agreements with landlord and tenant clients.

2. Eligibility

You must be at least 18 years old and able to enter into a legally binding agreement under New Jersey and U.S. federal law to use our services.

3. Fair housing

Ruby Rentals Team and eRealty Advisors, Inc. comply with all federal, state, and local fair-housing laws, including the Federal Fair Housing Act (42 U.S.C. § 3601 et seq.) and the New Jersey Law Against Discrimination (N.J.S.A. 10:5-1 et seq.). We do not discriminate against any prospective tenant or applicant — and we do not permit landlords or property owners we represent to discriminate — on the basis of race, creed, color, national origin, ancestry, nationality, sex, gender identity or expression, affectional or sexual orientation, marital or civil-union status, domestic-partnership status, familial status, pregnancy or breastfeeding, religion, age, disability (mental or physical), source of lawful income (including Section 8 Housing Choice Vouchers and any other lawful rental subsidy or assistance program), liability for service in the Armed Forces of the United States, or any other classification protected by federal, state, or local law.

Tenant-screening criteria — credit history, verifiable income, rental history, and prior-landlord references — are applied uniformly to all applicants. We accept Housing Choice Vouchers and any other lawful source of rent payment as part of an applicant's qualifying income.

4. Application accuracy

You agree that information you submit on a rental application is true and complete to the best of your knowledge. Misrepresentations may result in denial of an application or termination of a lease.

5. Electronic signatures

You agree that documents executed through our electronic signature workflow are legally binding under the U.S. ESIGN Act and New Jersey UETA. We retain audit logs (signer identity, IP address, timestamp) to evidence the act of signing.

6. SMS and email communications

By providing your phone number or email address, you consent to receive transactional and account-related messages from Ruby Rentals Team. Full details, including how to opt out, are in our Privacy Policy.

7. Intellectual property

All content on this site (text, layout, graphics, logos) is the property of Ruby Rentals Team or its licensors. You may not copy, redistribute, or adapt site content without written permission, except for personal, non-commercial use.

8. Disclaimers

The site and our services are provided "as is" without warranty of any kind. Listing details are sourced from third parties (landlords, owners, multiple-listing services) and may change at any time.

9. Limitation of liability

To the fullest extent permitted by law, Ruby Rentals Team will not be liable for indirect, incidental, special, or consequential damages arising from your use of the site or our services. Our total liability for any claim arising from the site shall not exceed one hundred U.S. dollars ($100).

10. Governing law

These Terms are governed by the laws of the State of New Jersey, without regard to conflict-of-law principles. Any dispute arising from these Terms or our services will be resolved in the state or federal courts located in Essex County, New Jersey.

11. Changes

We may update these Terms from time to time. Continued use of our services after changes constitutes acceptance of the updated Terms.
